Steps to Becoming a REALTOR®
What is involved in becoming a REALTOR®? We've outlined the steps from beginning to end of everything that is required for obtaining your real estate license and becoming a real estate sales professional.

Step 1: Making the Decision

  • Schedule an appointment for a private interview with a Shore & Country Office Manager.
  • Our sponsorship for qualified applicants include reimbursement for your Principles and Practice Course.

Step 2: Licensing Course
  • Take the pre-licensing course "" Principles and Practice of Real Estate" at a school that is approved by the Real Estate Commission.
  • The cost of the course $490 ( includes course, texts & tax).
  • Complete a minimum of sixty classroom hours and achieve a grade of at least 70 on the final exam to successfully pass the course.

Step 3: Applying for your Real Estate License
  • File an application for a real estate license with the Real Estate Commission. Along with your application you must submit:
    • Proof of your successful completion of the Principles and Practices course
    • $40 application fee
    • Three letters of reference
  • You will receive a Certificate to take the State licensing exam. You must present this certificate at the test center when you take your exam.
  • For additional information on licensing go to the Connecticut Licensing Info Center.

Step 4: Registering for the State Exam
  • Once your Certificate of Examination Eligibility has been issued, register for exam with PSI, the exam contractor, the fee is $65.

Step 5: Taking the State Exam
  • The State exam is in two sections, which are taken at the same time; each section is graded separately and you must pass both sections.
    • The General portion consists of 80 questions, and you must get at least 56 correct to pass.
    • The State portion consists of 30 questions, and you must get at least 21 correct to pass.
    • You are allowed 110 minutes total, and your score will appear immediately on the screen.
    • If you pass only one portion, you must pass the remaining portion within one year.

Step 6: Affiliating with a Broker
  • Once both portions of the exam have been passed, you must affiliate yourself with a Broker.
  • It is mandatory that every real estate salesperson be affiliated with a Broker before the state will issue a license.
  • It is not necessary to have a sponsoring Broker before taking the State licensing exam, however it is required before a license is issued.
  • The Sponsoring Broker section of your application must be completed by your Broker and submitted to the Real Estate Commission.
  • Now you will be issued your real estate license.

Step 7: You're Licensed!
  • Once your license has been issued, you will be assessed yearly fees payable to the State of Connecticut. The first year license fee is * $245.00 which includes a one-time $20.00 payment to the Guaranty Fund.
  • License fees are $225.00 each year after the first year. *Fees are prorated during the year for new licensees.
  • Note that once you have a Salesperson's license, you are not automatically a REALTOR®. If you wish to become a REALTOR®, you must join an Association of REALTOR®.

Step 8: Your Career as a Shore & Country Professional Agent
    Now you are ready to begin your real estate career:
  • Interview with a Shore & Country Manager.
  • Once you have been hired, you will attend an additional training with the Agency and Realtor Association.
